Q: What will it cost me?
Plot of Gold pays for all the costs associated with submitting the planning application.

Q: What do Plot of Gold require from me?
Once a price for the plot has been agreed, all we require in order to implement proceedings is for you to sign an option agreement. Our agreement is a single page document enabling Plot of Gold to invest in submitting a planning application on your behalf. The agreement provides both parties with the comfort and security of our full commitment. It also leaves you with the peace of mind that you will have a buyer for the plot as soon as suitable planning permission has been obtained.

Q: How long does the option agreement last?
Our usual term is 60 months. In some instances we may seek to extend this period. The term can also be reduced – providing that the length of time is realistic.

Q: When does Plot of Gold purchase my plot?
As soon as we achieve a satisfactory planning pass on the site, we will pay you the agreed sum.

Q: How much is my land worth?
The most important factor in deciding land value is whether the land has planning permission or not. As a rough guide, a plot of land with planning permission, on average, would be worth around eight to ten times the value of land without approved planning permission.
Also, in most cases this is a tax free capital gain!

Q: What happens if planning permission is refused?
Not every planning application is granted. Plot of Gold will make another application to try and overcome the reasons for refusal, or appeal to the Planning Inspectorate to have the decision overturned. All at our expense.

Q: How long will it take?
Usually the speed of the process is dependant upon how quickly the Local Authority can deal with the planning application. If a scheme is simple and the Councillors favour the proposal, full planning permission can be achieved in around 6 – 12 months.

Q: Is Plot of Gold interested in my plot if I have achieved planning permission myself?
We do not usually buy plots that already have planning permission. However we can add your site to our sales database, targeted at our large network of developers, providing you with a hassle free sale.
